Why We Service Blue Mountains

Rosemont Contractors removes asbestos from homes and businesses across the Blue Mountains, from Glenbrook and Springwood in the lower Mountains up to Katoomba, Leura and Blackheath. We are a licensed asbestos removalist, holding SafeWork NSW licence AD213403, and we also test suspect materials and inspect properties before any work starts, so you can use one contractor from the first sample to the finished job. A lot of Mountains housing dates from the decades when asbestos cement was a standard building material. Asbestos NSW says a home built or renovated before 1990 probably contains asbestos-containing materials. The usual places are roofing, eaves, ceilings and internal walls, fencing, flue pipes, the backing behind tiles and flooring underlay, and our own Mountains jobs have turned it up in steep roof sheeting, bathroom and laundry walls and the compressed sheeting under floors. Age is the real issue. The national Asbestos Safety and Eradication Agency notes that asbestos cement products in Australian buildings have reached or are nearing the end of their lifespan, that the bonded material weakens with long exposure to weather and damp conditions, and that hail and fire can damage it and release fibres. Asbestos dust and residue can also collect in the gutters of asbestos cement roofs. In a region that sees bushfire, hail and plenty of wet weather, older roofs, eaves and fences take more of a beating than most. If you are not sure what you have, start with a test. We collect samples and send them to a NATA accredited laboratory, and the report sets out the fibre type and the material it came from. If you are planning a renovation or buying an older property in the Mountains, a full asbestos inspection with a written report gives you a plan for the whole building rather than a single result. More on Asbestos Removal in Blue Mountains

Our Blue Mountains work covers both homes and businesses, and three recent jobs show the range. In Katoomba we removed asbestos-containing materials from a commercial shopfront, including the awning and the facade. Working beside a public footpath meant applying for and obtaining council permits to close the footpath temporarily, and bringing in a licensed traffic control company to guide pedestrians safely around the work zone. The job was completed without disruption to the neighbouring businesses or the people walking past. In Blackheath we took on a residential roof that several other asbestos contractors and builders had already turned down. The roof was pitched at almost 60 degrees and covered in bonded asbestos sheeting. We installed a full scaffolding system to give safe access to every part of the roof, and every member of the crew worked in certified harnesses with fall arrest systems. We also sourced and managed a licensed roofer to re-roof the house as soon as the asbestos was off, so the homeowner was not left waiting between trades. The job was finished on time, on budget and without incident. In Faulconbridge we cleared asbestos from an old cottage: the bathroom walls, compressed sheeting in the floors, the bedroom walls, and the laundry walls and ceiling. That spread through one house is common in older Mountains homes, and it is why a property-wide check is worth doing before a renovation rather than testing one sheet and hoping for the best. The rules in the Blue Mountains are the same as anywhere in NSW. A homeowner may remove less than 10 square metres of bonded asbestos with the right precautions, but anything over 10 square metres, and any friable asbestos, must be removed by a licensed asbestos removalist. Licensed removal work has to be notified to SafeWork NSW five calendar days before it starts, so it pays to book early if you have a renovation date in mind. Asbestos must never be dumped or put in a kerbside bin. It has to be prepared properly and taken to a landfill licensed to accept it, and on our jobs the removed material goes to a licensed facility. Once the asbestos is gone there is usually something to put back, whether that is a roof, a ceiling, a wall lining or a run of eaves. Where the job needs it we organise that rebuild too, either with our own carpenters or by bringing in the right licensed trade, as we did with the roofer in Blackheath. You deal with one contractor from the first test to the finished space. If you have found something you think is asbestos, leave it alone. Do not cut, drill, sand or water-blast it, and keep people away from any damaged material until it has been checked.
