At Rosemont Asbestos, we provide comprehensive asbestos inspections for residential, commercial and industrial properties—particularly those built before 2003, in line with Work Health and Safety Regulations (Chapter 8 of the WHS Regulations 2011).
Our inspections are designed to identify and assess the presence of hazardous materials such as:

Each inspection includes the collection of material samples, which are then sent for NATA-accredited lab testing. Sample analysis usually returns within 24 hours, and the results form the basis of the final inspection report.
Based on the laboratory analysis, we produce a detailed report outlining the findings. This report includes:

- Material condition and potential risk
- Recommended management or remediation actions
- Timelines for reinspection or follow-up

What Happens After Your Inspection?
Once the lab results are in and the inspection report is finalised, you have a clear picture of what is on the property. Here is the typical flow:
- Report walkthrough. We sit down with you and explain the findings: where asbestos was identified, what condition each material is in, the fibre type, and the recommended action for each location.
- Decide on next steps. Some asbestos is best managed in place under a documented register, particularly if the material is stable, sealed, and not in the path of any planned works. Other materials need to come out, especially anything friable, damaged, or sitting in a renovation zone.
- Removal works if needed. If asbestos is found and removal is the right call, we handle safe removal under the same licence (AD213403) that covers your inspection. One company, one timeline, one chain of paperwork.
- Clearance and sign-off. Clearance certificates are issued after removal by an independent licensed assessor, ready for council submissions, insurance claims, or future property sales.
You are not locked in to using us for the works. The inspection report is yours to keep and use however you need, including with another licensed contractor.
